North Brisbane suburbs we cover
Each of these has its own page with the local housing stock, the documented hazards and the road distance from Burpengary East.
Aspley, Brighton, Carseldine and Nundah.
North Brisbane is Brisbane City Council territory rather than City of Moreton Bay, and the housing shows it: older inner-north cottages and Queenslanders in the south of the patch, post-war and 1970s brick through the middle, and new medium-density arriving on old institutional and retail sites.
What the doors are like, suburb by suburb
Aspley 4034. Mostly standalone houses on suburban blocks with double lock-up garages typical of the era, alongside unit and townhouse pockets along Gympie Road. Named after the 1870s Aspley Vineyard and formerly called North Chermside.
Brighton 4017. A mix of standalone houses with double lock-up garages and some unit developments; garages nearer the esplanade see direct salt-air exposure. A Bramble Bay esplanade suburb popular for kite-surfing and bayside walking and cycling.
Carseldine 4034. Predominantly standalone brick houses with double lock-up garages typical of the era, plus a growing share of new townhouses and apartments. Home to a large homemaker retail precinct and a major planned urban village on the former QUT campus.
Nundah 4012. A genuine house-and-unit mix; older cottages typically have a carport or under-house parking while newer townhouses and units have modern double garages or single roller doors. One of Brisbane's oldest suburbs, originally the German Station mission, now a transit-oriented village with two railway stations.
Bayside salt versus inland cycles
The patch splits cleanly in two. Brighton sits on Bramble Bay, where garages near the esplanade take salt air straight off the water. There the hardware goes first — cables fray at the drum, spring coils pit, roller spindles seize — and the door skin can still look fine while the mechanism is finished. Galvanised hardware is the sensible replacement on that side. Salt air and corrosion →
Inland at Aspley, Carseldine and Nundah there is no salt to speak of. Those doors die of use instead: torsion springs reaching the end of their rated cycles, rollers worn flat, and openers on their second decade that strain, reverse or stop halfway. On the older cottage stock around Nundah the parking is often a carport or an under-house space with a narrow, low opening, which rules some door types out and makes measuring the job properly worth the trip. Flooding and storm damage on the north side
All 4 suburbs here carry a documented water risk, and they are not the same risk. Aspley: cabbage Tree Creek flooding is a documented risk. Brighton: coastal storm-tide and inundation risk documented for the Sandgate-Brighton foreshore. Carseldine: sits within the Bald Hills Creek catchment covered by a council flood study. Nundah: flash flooding is documented, particularly around the Toombul site, which was severely damaged in the 2022 Brisbane floods.
For a door, that means two different jobs. Storm-tide and inundation near the foreshore leaves salt water in the bottom section and the motor; flash flooding inland leaves silt in the tracks and a swollen bottom panel that throws the door out of balance. Either way the panel, the tracks and the opener need looking at together, and either way we put the damage in writing for the insurer. Storm, flood and insurance →
What the drive down means
North Brisbane is 25 km to 32 km by road from Burpengary East — Carseldine is the shortest run and Nundah the longest, most of it Bruce Highway and Gympie Road. It is a real drive, so north-side jobs get grouped where we can, and the more you can tell us on the phone the better that works: the suburb, the door type, and what it is actually doing.
Repairs are service and repair $180 – $250, spring replacement $320 – $495, new premium motor $800 – $880. The price is confirmed with you before any work starts, and if the door needs a part that has to be ordered you will be told that on the first visit rather than after it.
